SITE ELIGIBILITY

In order to determine site eligibility, we require you to:

• Confirm that your property is at least 450m2 & 12m wide
• Obtain a Section 149(2) Planning Certificate from your local council
• Obtain a Title Search for the property
• Obtain a Sewer Diagram for the property: This can be obtained from a “Reece Plumbing” outlet.
• Obtain a Deposited Plan (DP): This is obtainable from LPI shop online (shop.lpi.nsw.gov.au). This plan indicates if there are any easements on the property which restrict building.

CONSULTATION

Once we have reviewed your documents and eligibility is confirmed, one of our friendly consultants will arrange a site visit (obligation free). We will inspect your property and discuss any ideas and features you would like included in your granny flat.

CONTRACT & DESIGN

We will work with you to customise a granny flat design which fits perfectly into your backyard and for your desired purpose. Once the design is finalised, materials are selected from our standard range and detailed costings will be provided.

Once the preliminary tender is accepted, a fixed price NSW Fair Trading building contract is provided to you detailing exactly the full list of agreed inclusions in the proposal.

APPROVAL

Once designs are finalised, the plans will be submitted to a Certifier all necessary consultants for stamping and approval, which is organised by First Choice Granny Flats.

CONSTRUCTION

You will be introduced to your Project Manager and a start date will be confirmed. The construction process commences with as minimal disturbance to you as possible, and in accordance with your selected materials, colours and design.

This phase takes typically 12 weeks for completion after approval, subject to weather.

HANDOVER

Once construction is complete, you will inspect the project and we will ‘hand over’ your new granny flat keys and our Certifier will issue your ‘Occupancy Certificate’.
